ACQUSITION OF HIGH STREET BLOCK WITH DEVELOPMENT POTENTIAL
A long standing client of SO Retail required advice on the purchase of this small High Street parade. SO Retail provided rental advice and identified potential demand for the two vacant retail units.
SO Retail identified a key development angle involving the relocation of an existing tenant to an adjacent vacant retail unit. Two retail units plus an existing stair case access could then be amalgamated to create a new restaurant unit for the the town centre.
The advice was spot on, and interest has been attracted from 3 major restaurant chains in the new potential space. The project is on going, planning has been submitted for the new restaurant, and terms are being negotiated to facilitate the relocation of the current tenant.

FULHAM, LONDON - Imperial Wharf Housing Scheme
TESCO EXPRESS ACQUISITION & EXTENSION
Tesco asked SO Retail to source new shop space within large London Residential Developments. Imperial Wharf, Fulham, is an incredibly successful mixed use riverside scheme built by St George (Berkley Group).
SO Retail successfully sourced a suitable property for Tesco. The location was so successful that SO Retail were tasked to negotiate further space for the a store extension. The store was extended from 4,000 sq ft to 8,000 sq ft and is due to re-open in March 2013.
SO Retail also successfully marketed the adjacent 800 sq ft retail unit, agreeing terms with an upmarket coffee operator.

MIXED USE DEVELOPMENT
City Estates asked SO Retail to advise on the strategy for this small mixed use scheme located in Kingsbury, Edgware. The site previously comprised 4 small local shops. Leases were brought to an end to enable vacant possession to commence the redevelopment. Planning was obtained for 1 large retail unit of 4,400 sqft and 8 flats above. The retail unit was extended at the rear to create the space.
SO Retail adivsed on potential occupiers for the space, and have successfully sourced a well know supermarket operator for the space.
